The Lakewood housing market remains firmly in seller’s-market territory heading into October, even as home prices have continued to soften.

According to the latest Altos Research market report, the median list price for a single-family home in Lakewood is $875,000, while inventory has increased to 55 homes. The Market Action Index currently sits at 56, down slightly from 58 last month. Altos still classifies that as a strong seller’s market. Altos Research

For buyers and sellers, that creates an interesting market: buyers are seeing more choices and price reductions, but sellers still have relatively limited competition compared with the level of buyer demand.

Is Lakewood Still a Seller’s Market?

Yes. Altos Research currently places Lakewood firmly within its seller’s-market range.

The important part is what is happening underneath that headline.

Home sales have been outpacing new inventory for several weeks. That means homes are being absorbed faster than new listings are replacing them. At the same time, asking prices have continued trending downward. Altos Research

That combination suggests that Lakewood may be approaching a point where prices begin stabilizing.

If buyer demand continues absorbing inventory at the current pace, sellers may eventually regain more pricing power. However, the fact that 31% of listings have already reduced their asking price shows that buyers are still pushing back against homes that enter the market priced too aggressively. Altos Research

Lakewood Median List Price

The median asking price currently sits at:

$875,000

Altos reports that Lakewood prices have recently been trending downward, with the latest week remaining relatively flat rather than clearly reversing that trend. Altos Research

For buyers, that means there may still be opportunities to negotiate, particularly on homes that have been sitting longer than expected.

For sellers, pricing correctly from the beginning is becoming increasingly important. The days of simply putting a home on the market at an ambitious price and expecting buyers to compete for it are much less predictable.

Inventory Is Increasing

Lakewood currently has approximately 55 single-family homes available for sale.

Increasing inventory generally gives buyers more options and reduces the pressure to make an immediate decision on every property.

However, 55 homes is still not a particularly large amount of inventory for an entire city.

That is one reason the Market Action Index remains elevated even while sellers are cutting prices.

Nearly One-Third of Lakewood Sellers Have Reduced Their Price

One of the most important statistics in this month’s report is that:

31% of Lakewood listings have experienced a price reduction.

This matters because a market can technically remain a seller’s market while individual sellers still struggle when their homes are overpriced.

A seller who studies comparable sales, current competition and buyer behavior may still receive strong interest.

A seller who prices based on what a neighbor received during a stronger market could find themselves chasing the market downward.

For buyers, homes with recent reductions or longer days on market may provide some of the best negotiating opportunities.

How Quickly Are Lakewood Homes Selling?

The median days on market is 28 days, while the average is significantly higher at 52 days. Altos Research

That difference usually indicates that some homes are selling reasonably quickly while another group of properties is sitting on the market considerably longer.

Those longer-market homes are the ones buyers should pay particularly close attention to.

A property that has been listed for 50, 60 or 70 days may have a seller who is much more receptive to:

  • Price negotiations
  • Closing-cost credits
  • Interest-rate buydowns
  • Repair requests
  • Flexible closing terms

Every property and seller is different, but days on market becomes increasingly important as inventory grows.

What Different Price Ranges Look Like in Lakewood

The Altos report divides Lakewood into four price segments, each representing approximately one-quarter of the market. Altos Research

Market SegmentMedian PriceTypical SizeBedsBathsMedian/Reported DOM
Upper Segment$1,334,9992,587 sq. ft.4380
Upper-Middle Segment$932,0001,601 sq. ft.3224
Lower-Middle Segment$850,0001,092 sq. ft.3128
Entry Segment$795,0001,064 sq. ft.3121

The numbers show an important difference between the upper end of Lakewood and the more affordable portions of the market.

Homes around the $795,000–$932,000 range are generally moving considerably faster than homes in the highest-priced segment.

The upper segment shows approximately 80 days on market, compared with roughly 21–28 days among several of the lower segments. Altos Research

For homeowners considering selling a more expensive or heavily upgraded Lakewood property, this is especially important. The higher end appears to require considerably more patience.

What This Means for Lakewood Buyers

Buyers currently have considerably more negotiating leverage than the phrase “strong seller’s market” might suggest.

The strongest opportunities are likely to come from homes that:

  • Have been listed for several weeks
  • Recently received a price reduction
  • Initially entered the market overpriced
  • Need cosmetic improvements
  • Have fallen out of escrow
  • Are competing against newer listings

A well-priced, updated property in a desirable Lakewood neighborhood can still attract significant competition, so buyers should not assume every property will be negotiable.

Instead, the strategy should depend on the specific listing.

What This Means for Lakewood Sellers

The current numbers make pricing strategy particularly important.

With almost one-third of active listings experiencing a price reduction, homeowners should be cautious about starting too high simply to “test the market.”

The first few weeks of a listing usually receive the most attention from serious buyers.

If the property enters the market significantly above comparable homes, buyers may simply wait for a reduction rather than submitting an offer.

Sellers should pay close attention to three things:

  1. Recent comparable sales
  2. Current competing listings
  3. Pending homes that recently went under contract

Closed sales tell you where the market has been.

Active and pending listings provide clues about where the market may be heading.

The Bottom Line

Lakewood remains a strong seller’s market, but the market is becoming more balanced.

Inventory has climbed to 55 homes, the Market Action Index has slipped slightly to 56, and 31% of listings have reduced their asking price. At the same time, sales continue absorbing new inventory quickly enough to keep Lakewood firmly in seller’s-market territory. Altos Research

For buyers, that means more negotiating opportunities.

For sellers, it means pricing accurately matters more than it did during the extreme inventory shortages of previous years.

And for homeowners sitting on the sidelines, the next several months will be worth watching closely. If sales continue exceeding new inventory, Lakewood prices could begin stabilizing after their recent decline. That is the scenario described in the current Altos market narrative, rather than a guarantee of future price movement. Altos Research
